Tenants

If you rent a property through us, it may also be managed by us rather than by your landlord.  This will be made clear to you when you first rent the property.  If the property is managed by us, we are responsible for looking after the property in terms of maintenance and any issues that arise – so you should contact us with any queries.

We provide a first class property management service – we inspect our properties regularly (we encourage you to meet us at the property during these inspections) and are always contactable if you have any issues.

At the start of the tenancy we will arrange for an inventory inspection to be undertaken and at the end of the tenancy, a check-out report will be undertaken.  Allowing for ‘fair wear and tear’, the property should be returned in the same condition as you first entered it in.

Please also remember that you will be responsible for council tax and usually also for the utility bills in the property so you should factor these into your budget when choosing a property.  The landlord will have buildings insurance in place which will insure the building and the landlord’s fixtures and fittings.  It will not cover your personal contents, so you will need to arrange separate insurance for this.
