  • Ensure that you meet all current property legislation including, but not limited to, The Regulatory Reform (Fire Safety) Order 2005 and The Management of Health & Safety at Work Regulations 1999
  • Re-tender all contracts in place at the property from our own pool of tried and tested contractors to ensure that you are receiving the best possible service at the most affordable cost
  • Meet with you on a quarterly basis to review all matters, financial or other, for complete transparency and to take forward your instructions in an efficient manner
  • Take away your day-to-day issues leaving you to focus on key management issues and decision making processes only.

As you may be aware, there are tools available to long leaseholders of blocks of flats to either acquire the Freehold Estate (also known as collective enfranchisement) in accordance with the Leasehold Reform Housing and Urban Development Act 1993 (as amended by the Commonhold and Leasehold Reform Act 2002) or take away the Landlords Management functions under the Lease via the Right to Manage in accordance with the Commonhold and Leasehold Reform Act 2002.

The long leaseholders do not need to provide evidence that the management of the property has been bad or indifferent in order to acquire the Right to Manage nor do you have to offer the sale of the freehold interest to the long leaseholders in order for them to collectively enfranchise; in light of this we provide a different management approach for freehold clients than some of our competitors to significantly reduce the risk of the long leaseholders collectively enfranchising or acquiring the Right to Manage.

This is achieved by providing the long leaseholders with a completely transparent service, keeping them fully informed of developments within the property by way of quarterly update reports, holding Residents’ Meetings on an annual basis and actively monitoring Service Charge expenditure which in turn, reduces the likelihood of significant increases from one year to the next. This ensures that we have a strong relationship with leaseholders and they do not generally feel a need to seek alternatives.

DEVELOPERS

We offer a bespoke management service to developers, understanding the different needs of each client. As your development approaches completion, we can assist in setting the building up ready for occupation.

Our management package includes essentials such as setting up on-site staffing, 24 hour security and fire safety measures. We can provide packages detailing breakdown of service charges for potential leaseholders, and provide comfort on the cost side.

Our package includes the following areas specifically for developers:

  • Customer focus – we are responsive to your queries and can set up service charge packages and budgets which appeal to potential leaseholders and prospective buyers.
  • Sale and Let of Units – we can manage the sale or let of individual and multiple units on your behalf, as well as liaise with solicitors and collect ground rent from leaseholders.
  • Transparent Financial Management – we reconcile our accounts on a daily basis, enabling us to quickly identify potential cost savings. This also means that financial information can be supplied to you at any time you request it.
  • Accessibility – we only take on properties in central London so that our Block Managers are able to get to site quickly should any issues arise.
  • Third party contracts – all larger works are put out to tender and we have a large network of contractors who all offer value for money. We do not take commission on any contractor or supplier invoice – meaning that we can just focus on finding the best person for the job.
  • Advice – at a high level, our experience means that we are able to provide comprehensive advice to developers on setting up property management for new developments.
